そういえば
最近、リフォームのご相談が多くなってきました。
人それぞれにお考えがあってのこととは思いますが
原因のひとつとして、『敷地面積の最低限度』が
定められたことがあるきがします。
世田谷、目黒、中野・・・
世田谷の場合
建蔽率 ４０％ → １００㎡（３０．２５坪）
建蔽率 ５０％ → ８０㎡（２４．２０坪）
建蔽率 ６０％ → ７０㎡（２１．１８坪）
所謂、東京山の手（城南）地域以外にお住まいの方にとっては
「２０坪なんて、・・・」
と思われるかもしれませんが
とにかく土地の値段がと～ても高いので
エリアによっては２０坪でも
￥６０，０００，０００.－ なんてことも
ざらにあります。
で、
ここにいくらの家を建てるのか？
これは、金融機関が決めます。
いや
住宅ローンの限度額で決まります。
仮に、￥８０００万とすると
建築費に￥２０００万
土地と建物比率が、３：１ ？
実際には、若い世代ではローンの限度額も
もう少し厳しくなるので
『土地が買えない!』 ことも多くなったようです。
そこで家づくりの気持ちが揺らぎます。
希望エリアを変えるか？
マンションにしようか？
それとも・・・？
で、
実家をリフォームしよう！
ということもあるのかもしれません。
悪いことではないですよね。
これもｍｉｎｉ戸建、ｍｉｎｉ開発が多く出来すぎた反動でしょう。
￥１０００万台のほとんど骨組みむき出し住宅
（とは言っても、土地代もあわせるとすぐに
￥５０００万以上になってしまう）
よりもいいのかもしれません。
いろんなことが、その時々の情勢で変ってきますネ。
いい選択のお手伝いができればいいなと思います。

特化させて取り組んでいた

への問い合わせがほとんどと言っていいくらいなくなりました。
おそらく皆さんマンションを購入されているのだと思います。
それでもやはり戸建へのこだわりが捨てられない方はリフォームを目指すのかな？
と勝手に思っただけです。
